One of the most important factors contributing to value of the hotels is river or ocean. Even if a rustic hotel stands along coast, it can boast its landscape seen from some rooms.
On the other hand, inland hotels in urban area have difficulty to boast its landscape. If it's a tall hotel, it would be possible to boast skyline. But, if it's small and surrounded by rustic houses, the hotel has no way to be proud of its characteristic without refurbishment.
